Kitchen Remodeling Overview

Why Choose Precise Building and Restoration?

How we run a Los Angeles kitchen remodel:

  • Major decisions are settled before demolition - Layout, cabinet specifications, appliance dimensions, utility locations and approvals are worked out at the design stage. Moving the sink, range or gas line changes cost and schedule, so we decide it on paper, not after the cabinets come off the wall.
  • Cabinets, counters, floors and appliances planned as one system - Cabinet color affects the countertop, countertop thickness affects edge details and appliance fit, and flooring sets cabinet installation height. We plan them together so the finished kitchen fits and feels intentional.
  • One licensed team under CSLB #1113493 - Design, permits, plumbing, electrical, mechanical and structural coordination run through one company. We file with LADBS, your city, or LA County depending on your address, and we schedule the inspections.

Construction usually takes 8 to 12 weeks after design and permits. The final cost depends mostly on layout changes, cabinet construction, countertop material, the appliance package, structural work and the condition of the existing home. We have completed more than 250 kitchen remodels across Los Angeles over 35 years, from same-layout refreshes to fully reconfigured kitchens in 1920s Spanish homes, mid-century houses, hillside lots and condos.

Precise Kitchen Remodeling Process

Most Los Angeles kitchen remodels cost $35,000 to $200,000+ and take 8 to 12 weeks of construction once design is settled and permits are issued. Custom cabinets, engineering and plan check add time before construction starts, so we identify and order long-lead items during planning.

Timeline: 8-12 weeks of construction, after design and permits

Step-by-Step Timeline

1

Initial Consultation

We talk through your existing kitchen, the changes you want, your style, priorities, budget range and timing, and note problems such as limited storage, poor lighting, outdated wiring or an inefficient layout.

Outcome:

A shared list of goals, priorities and a realistic budget range.

2

Site Evaluation and Measurements

We document the room and review walls, windows, ceiling conditions, plumbing locations, electrical capacity, ventilation and access. Accurate measurements drive cabinets, appliances, countertops and walkways.

Outcome:

Exact measurements and a record of existing conditions.

3

Design and Scope Development

Your three free CAD concepts explore layout options. Layout, cabinetry, materials, appliances, utilities and construction requirements are evaluated together, so major decisions are resolved before demolition.

Outcome:

A chosen layout and a defined scope.

4

Proposal, Selections and Preconstruction Planning

The approved concept becomes a written proposal listing materials, allowances, exclusions, responsibilities and sequencing. Long-lead items such as custom cabinets, specialty appliances and stone slabs are identified early to protect the schedule.

Outcome:

A signed contract with scope, price and schedule in writing.

5

Plans, Permits and Engineering

When the remodel needs architectural plans, structural engineering, energy documentation or plan check, we coordinate them with LADBS, your city or LA County before the affected work begins.

Outcome:

Approval to start construction.

6

Demolition and Construction

Site protection, demolition, framing, rough plumbing and electrical, ventilation and inspections, then drywall, flooring, cabinet installation, countertop templating, tile, paint, finish carpentry, fixtures and appliances, with regular updates from your project team.

Outcome:

Your new kitchen built in the right sequence, inspection by inspection.

7

Quality Review and Final Walkthrough

We check workmanship, alignment and finish quality, and test doors, drawers, hardware, fixtures, lighting and appliances with you before handoff.

Outcome:

A finished kitchen, checked and ready to use.

Transparent Pricing

Kitchen Remodeling Pricing

$35,000-$200,000+ Depending on Scope

Most Los Angeles kitchen remodels cost $35,000 to $200,000 or more. Focused updates that keep the sink, range and walls in place start near $35,000. Structural, high-end remodels with custom cabinetry and layout changes run past $120,000.

What moves your number most: whether walls, plumbing or the gas line move; cabinet construction; countertop material; the appliance package; electrical panel upgrades; and what we find after demolition. Access counts in LA too. Hillside parking, condo elevator bookings and long carries raise labor time. A small kitchen is not automatically cheap: custom cabinets and a panel upgrade can make a compact kitchen cost more than a larger same-layout one.

  • Licensed California general contractor, CSLB #1113493. Check the license to see its status, bond and workers’ comp.
  • $25,000 contractor’s license bond with Nationwide Mutual Insurance Company, effective July 21, 2026.
  • Workers’ compensation through National Liability & Fire Insurance Company, active through September 3, 2027, plus general liability coverage. Certificates naming you are sent before work starts.
  • Workmanship warranty written into your contract with its coverage, length and exclusions; appliances and fixtures carry their manufacturers’ warranties.

  • References from recent Los Angeles kitchen clients on request, plus our Google reviews and BBB profile.

Ask Every Contractor If These Are Included

These items often sit outside a kitchen bid. An allowance is a placeholder budget for something not yet chosen, such as tile; a low bid with thin allowances can end up costing more.

  • Permit and plan-check fees, and structural engineering
  • Electrical panel upgrade
  • Range hood ducting to the exterior
  • Drywall repair and paint beyond the kitchen
  • Tile-setting materials such as backer board and mortar
  • Debris removal and haul-away

Pricing reflects planning ranges from our own Los Angeles projects as of October 2026, not quotes. Actual costs vary with site conditions, material lead times, permit requirements, access and the scope of any structural or utility changes.

California requires a written contract for home improvement work over $500, and the down payment is capped at $1,000 or 10 percent of the contract price, whichever is less (CSLB).

Kitchen Remodeling Permits

Do I need a permit to remodel my kitchen in Los Angeles?

Usually, yes. Changing plumbing, gas, electrical, ventilation, walls, windows, or the floor plan requires a permit. Replacing finishes in place may follow a simpler path.

Los Angeles kitchen remodels commonly require permits when work changes plumbing, electrical systems, gas lines, ventilation, structural framing, walls, windows, doors, or the existing floor plan. Precise Building and Restoration, California contractor license #1113493, evaluates the scope and coordinates applicable permit and inspection steps.

A basic finish replacement may follow a simpler approval path, while removing walls or changing the room configuration may require plans, engineering, and formal plan review. Jurisdiction also matters: a Los Angeles mailing address does not always mean that the property is governed by the City of Los Angeles.

The Los Angeles Department of Building and Safety explains that building permits are required for additions, structural alterations, and interior floor-plan modifications. Separate trade permits or approvals may be required depending on the work.

Precise Building and Restoration evaluates the proposed scope, determines which professional plans and approvals are needed, and coordinates applicable permit and inspection steps. Permits should be addressed before construction—not treated as an afterthought once walls have been opened.

Which building department will permit my kitchen remodel?

Your address decides it. Los Angeles neighborhoods use LADBS, the city’s building department; Santa Monica and other cities run their own; Altadena uses LA County.

A Los Angeles mailing address doesn’t settle the question. Brentwood, Encino and Silver Lake are neighborhoods inside the City of Los Angeles. Beverly Hills, Santa Monica and West Hollywood are separate cities with their own plan check, fees and inspectors. Altadena is unincorporated, so LA County Building and Safety handles it; the county also provides building services to cities that contract with it.

Frequently Asked Questions

Common questions about kitchen remodeling in Los Angeles

How much does a kitchen remodel cost in Los Angeles?

Most Los Angeles kitchen remodels cost $35,000 to $200,000 or more. A focused update that keeps the sink, range and walls in place runs $35,000-$65,000. A complete mid-range remodel with new cabinets, countertops, flooring, lighting and appliances runs $65,000-$120,000. High-end or structural remodels with custom cabinetry, layout changes and engineering run $120,000-$200,000+. These are planning ranges from our own projects as of October 2026, not quotes.

How long does a kitchen remodel take?

Construction usually takes 8 to 12 weeks from demolition to completion. Design, selections and permits come first and take longer when the project needs custom cabinets, architectural plans, engineering, structural changes or plan check. We identify long-lead items such as custom cabinets, specialty appliances and stone slabs during planning so they do not hold up construction.

Do I need a permit to remodel my kitchen in Los Angeles?

Usually, yes. Changing plumbing, gas, electrical, ventilation, walls, windows or the floor plan requires a permit. Replacing finishes in place may follow a simpler path. Removing walls or changing the room configuration can require plans, engineering and formal plan review. We evaluate your scope, determine which plans and approvals are needed, and coordinate the permit and inspection steps before construction.

Which building department will permit my kitchen remodel?

Your address decides it. Neighborhoods inside the City of Los Angeles, such as Brentwood, Encino, Sherman Oaks and Silver Lake, use LADBS. Separate cities such as Beverly Hills, Culver City, Santa Monica and West Hollywood run their own building departments with their own plan check, fees and inspectors. Altadena is unincorporated and uses LA County Building and Safety, which also serves contract cities such as Rolling Hills. We confirm the permitting authority for your parcel at the first site visit.

Can I use my kitchen during the remodel?

Most homeowners stay in the house, but the kitchen is out of service from demolition until the countertops, sink and appliances are reconnected. Plan a temporary kitchen in another room with a microwave, coffee maker, small refrigerator and a hot plate or air fryer. We put up protective barriers, keep the work area separated and clean it daily, and schedule work to limit disruption to your household.

Should I keep my kitchen layout or move the plumbing?

Keeping the sink, range, refrigerator and gas line where they are is the biggest cost saver, and it is the line between our focused and mid-range packages. Moving them makes sense when the current layout causes daily problems, such as narrow walkways, no landing space next to the range or an island that blocks traffic. We compare both options in your CAD designs so you can see the difference before deciding. Read more in Keep Your Kitchen Layout or Move Plumbing?

Should I replace or reface my kitchen cabinets?

Refacing keeps your existing cabinet boxes and adds new doors, drawer fronts and veneer, so it usually costs less and takes less time than replacement. It works when the boxes are solid and the layout already works. Replace the cabinets when the boxes are damaged, the layout needs to change, or you want different storage such as deep drawers, a full-height pantry or appliance panels. We inspect the boxes before recommending either.

What countertop material is best for a kitchen?

No countertop suits every household. Quartz offers consistency and simple maintenance. Granite gives natural variation and durability. Quartzite looks like natural stone and performs well when correctly selected and maintained. Marble develops a patina, so you have to accept etching and extra care. Porcelain slab and sintered stone suit modern kitchens with large continuous surfaces, and butcher block adds warmth to an island.

Are the three CAD designs really free?

Yes. Your first three professional CAD design concepts are free, whether or not you move forward right away. Before design work begins we explain eligibility, the drawings you will receive and any included revisions. They are preliminary concepts, not permit-ready construction documents; if your project needs architectural plans, structural engineering or permit drawings, we explain the scope and any fees in writing first.

Does the age and style of my house change the remodel?

Yes. Older Los Angeles homes can hide plaster walls, aging wiring, outdated plumbing, uneven framing or an undersized electrical service. Spanish and mid-century homes are best remodeled in a way that keeps their character. Condos add association rules, construction hours and elevator bookings, and hillside homes add access and delivery limits. In every home we anchor base and tall cabinets to the studs and use flexible gas connectors for earthquake safety.

What happens if you find problems behind the walls?

We assess the condition, show you the options with their costs, and get your written approval before proceeding with any change. California requires a signed change order before the price or scope of the work changes.
